Welcome to our two-bedroom, 2.5-bathroom river front retreat. Everything about this home welcomes guests to comfort, tranquil surroundings and upgrades throughout. The open floor plan living area opens up to the back deck overlooking Uncompahgre River and the San Juan Gateway mountains where guests can enjoy the morning sunrise or a well-deserved grilled summer meal. The kitchen boasts upgraded appliances, cookware and flatware, perfect for the chef in your group.

When you are ready retreat, the primary ensuite bedroom, located on the third floor, features a spacious ultra comfortable King bed and full private bathroom with dual vanities and a walk-in shower.

The second bedroom, located on the third floor, features a roomy Queen over Queen bunk bed and a full bathroom right across the hallway.

Parking - Guests are welcome to park up to one regular size vehicle in the garage and one regular size vehicle in the complex common area parking lot. Trailers and RV's are not allowed. Free overflow parking is available one block away, on the west end of 9th Ave.
• This home is pet-friendly, and guests are welcome to bring up to two well-traveled dogs. The nightly pet fee is $40.00/$250.00 maximum.

–About the Area–
Nestled at the San Juan Gateway mountain range, Ouray, CO offers year-round outdoor activities and has everything you could want during your Colorado mountain vacation any time of year. In the spring, summer, and fall months visitors enjoy exploring, riding ATVs, hiking, biking, rock climbing, horseback riding excursions, and fishing. In June, every Thursday evening from 6pm to 9pm, visitor's love to attend the free Ouray Mountain Aire Music Series concerts hosted at Fellin Park.

During the winter season bring your snowshoes, ice climbing gear, Downhill or Nordic skis and enjoy a wide variety of winter activities. Telluride Ski Resort is a scenic 60-minute drive from Ouray and offers top five downhill ski runs according to Conde Nast. Ice climbing at the world-famous Ouray Ice Park boasts more than 150 named ice and mixed climbs, spanning almost 2 miles of the Uncompahgre Gorge. After a day of adventure enjoy a variety of great local restaurants, breweries, distilleries, live entertainment venues, unique shops and the ever-popular Ouray Hot Springs.

Cancellation Policy: When booking directly with Vacation Rental Collective, a non-refundable payment of $300 is required at the time of booking. This $300 payment is applied toward the total amount due and is only refundable within 72 hours of the time of the booking is made. If your arrival date is within 30 days of booking, payment in full is required at the time of booking. Cancellations or changes to stay dates, including changes that result in a shortened stay, are not permitted within 30 days of arrival, and any such changes will result in a penalty. Cancellations or changes that are made within thirty (30) days of the arrival date, forfeit the entire reservation amount while cancellations made more than thirty (30) days in advance of your arrival only forfeit the $300 payment made at the time of booking. For reservations that are at least thirty (30) nights, the cancellation policy above increases to sixty (60) days prior to the arrival date. We do offer travel insurance.
