• Like most homes in the area, this property does not have AC. Guests can easily keep cool by using fans and opening windows at night when temperatures dip into the 40s.
•We are dog-friendly! Up to 2 dogs are allowed for $40/night, with a maximum of $250 per stay. Please let us know upon booking whether you plan to bring a dog. No cats allowed, please!

Cancellation Policy: When booking direct with Vacation Rental Collective, a non-refundable payment of $300 is required at the time of booking. This $300 payment is applied toward the total amount due and is only refundable within 72 hours of the time of the booking is made. If your arrival date is within 30 days of booking, payment in full is required at the time of booking. Cancellations or changes to stay dates, including changes that result in a shortened stay, are not permitted within 30 days of arrival, and any such changes will result in a penalty. Cancellations or changes that are made within thirty (30) days of the arrival date, forfeit the entire reservation amount while cancellations made more than thirty (30) days in advance of your arrival only forfeit the $300 payment made at the time of booking. For reservations that are at least thirty (30) nights, the cancellation policy above increases to sixty (60) days prior to the arrival date. We do offer travel insurance.

  We had a wonderful stay in Pagosa and couldn’t have asked for a better place to relax and enjoy the area. The property was clean, well-maintained, and thoughtfully furnished, making it feel comfortable and welcoming from the moment we arrived. Everything we needed was provided, and the space was laid out well for both relaxing and spending time together.
  
  The location was excellent! convenient, quiet, and close to everything we wanted to do in Pagosa, including dining, shopping, and local attractions. It felt safe and peaceful, which made the stay even more enjoyable.

  We had a great stay here. The place was very clean, comfortable, and had that cozy cabin feel we were looking for. Plenty of space for everyone, and the layout worked well for relaxing after a full day out. The location was perfect, quiet, and peaceful, but still only a short drive for food, shopping, and the hot springs. Everything we needed was provided, and communication was easy and clear.
  
  Would definitely stay here again and recommend it to anyone visiting Pagosa Springs.
