You’ll be in one of Denver's most coveted neighborhoods, walking distance from the Denver Botanical Gardens, the Denver Museum of Nature and Science, Cheesman Park, Congress Park, City Park, coffee shops, restaurants, bars, and boutiques!

This is stylish urban living at its best in one of Denver's most coveted neighborhoods with a walk score of 84 and bike score of 91. The gracious front porch sets the tone for this home which blends modern updates with traditional and timeless construction. You’ll have 2 bedrooms and 1 bath with your own entrance, and a shared patio, which also has Cornhole for those warm summer afternoons. Stretch out in the living room with a flat-screen TV where you can Netflix and chill on the coziest sectional sofa! Head over to the master bedroom which also has a mounted flat-screen tv, great for those who want to cozy up after a long day out in the town. This apartment has a small kitchenette with a mini-fridge, microwave, & toaster oven, but does not have a dining space, full kitchen, or kitchen sink. Denver has plenty of amazing eats nearby so you’ll have no problem finding plenty of great restaurants for take-out or dine-in!

Layout:
Unit/basement level - 2 Queen bedrooms; living room; kitchenette (Mini-fridge, toaster-oven, and coffee maker)

• Guests will have access to the basement apartment with your own entrance on the south side of the home - 2 bedrooms; 1 full bathroom; kitchenette.
• Tenants live upstairs with an 11-year old lab Hamilton, so you may hear us occasionally or see us in passing. Hamilton is very calm and chill, and generally avoids other people, but may come up to say hi.
Please read ALL House Rules thoroughly.
• We do have central air conditioning and heating for the home, however, there is no thermostat/control located in this basement unit. The unit typically stays at moderate 68-72 degrees downstairs (even if it's 96 outside), but a fan and space heater have both been provided for use if you desired (located in the bedroom closet).
• **CAUTION - Stairs are steep and narrow.**
• ***There is a friendly, trained 11-year-old dog in the property upstairs named Hamilton. He will not come into your basement unit and rarely barks. He is very calm and chill, and generally avoids other people, but may come up to say hi.
• *Smoking of any kind is prohibited on the property.*
• Backyard is not accessible to guests.
• This unit does not have a full kitchen or kitchen sink. However, a mini-fridge, microwave, toaster oven, coffee maker, along with a few other basics have been provided for your convenience. There is no kitchen sink, only the bathroom sink. Please do NOT wash any debris down the bathroom sink and please use the drain screen at all times if possible.
• Please wash, dry, and put away dishes (or additional charges may be applied) and keep our housekeepers in mind!
• No smoking; pets; events, parties, or large gatherings
• If you cause any damage to the home, inside or out, you will be charged for the damages.

Cancellation Policy: A non-refundable payment of $300 is required at the time of booking. This $300 payment is applied toward the total amount due and is only refundable within 72 hours of the time of the booking is made. If your arrival date is within 30 days of booking, payment in full is required at the time of booking. Cancellations or changes to stay dates, including changes that result in a shortened
stay, are not permitted within 30 days of arrival, and any will result in a penalty. Cancellations or changes that are made within thirty (30) days of the arrival date, forfeit the entire reservation amount while cancellations made more than thirty (30) days in advance of your arrival only forfeit the $300
payment made at the time of booking. For reservations that are at least thirty (30) nights, the cancellation policy above increases to sixty (60) days prior to the arrival date. We do offer travel insurance.

    I was in Denver for a conference with a colleague. We really didn't want to stay at the hotel where the conference was held. This was perfect! Excellent neighborhood, close to lots of restaurants. Aprartment looks exactly as described. Very safe.
