This 3-bedroom, spacious townhome is all about its exceptional location being steps away from the Perimeter Trail and Ouray Hot Springs Pool! Featuring a large modern kitchen with Stainless Steel appliances and an open concept floor plan that provides the perfect setting for friends and family. Natural light and gorgeous mountain views are abundant in the home's beautiful sunroom. There is also a nicely landscaped shared space and seating area!

You'll love the townhome's layout, with a large entryway and one guest bedroom and bathroom on the main floor as well as the home's laundry area. The second floor opens up to the living area and beautiful sunroom to enjoy stunning views of the mountains and fun views of the hot springs pool! The second and third bedrooms are located on the second floor., as well. Both upstairs bedrooms feature queen beds and a spacious full bathroom in the hallway. The large kitchen and dining area will be the favorite gathering spaces.

Guests are welcome to park up to 2 vehicles. No pets or trailer parking allowed, per HOA regulations! Very strict fines will be accessed if these rules are not adhered to.

In the spring, summer, and fall months visitors enjoy exploring, riding ATVs, hiking, biking, rock climbing, horseback riding excursions, and fishing. You'll love the summer music series in Ouray's Fellin Park! In the winter months bring your snowshoes, ice climbing gear, or Nordic skis and enjoy downhill skiing in Telluride, a scenic 60-minute drive from Ouray! Ice climbing at the world-famous Ouray Ice Park boasts more than 150 named ice and mixed climbs, spanning almost 2 miles of the Uncompahgre Gorge. After a day of adventure enjoy a variety of great local restaurants, breweries, distilleries, live entertainment venues, and the ever-popular Ouray Hot Springs. Please note: As with most properties in the area, this home does not have air conditioning. The summer season daytime high's are typically in the 80's and the lows are in the 40's. To assist with cooling the home we recommend opening cross ventilation windows when the sun goes behind the mountains in the evening, which creates a pleasant cool breeze quickly, and closing all doors and windows/window coverings before the sun rises.

Cancellation Policy: A non-refundable payment of $300 is required at the time of booking. This $300 payment is applied toward the total amount due and is only refundable within 72 hours of the time the booking is made. If your arrival date is within 30 days of booking, payment in full is required at the time of booking. Cancellations or changes that result in a shortened stay that are made within thirty (30) days of the arrival date forfeit the entire reservation amount while cancellations made more than thirty (30) days in advance of your arrival only forfeit the $300 payment made at the time of booking. For reservations at least thirty (30) nights, the cancellation policy above increases to sixty (60) days before the arrival date. We do offer travel insurance.
